A golfers paradise

Spain has become a "golfers paradise" - and now enjoys a multi-billion euro tourist industry.

The first golf courses were built on the Costa del Sol, which now boasts 45 courses, the most popular resorts being Marbella, Puerto Banus and Fuengirola.

The sport's popularity led to the development of courses in other areas, mainly along the "Costas." Golfers came to the area not just to play their sport on holiday, but also to buy properties. Some retired here permanently, whilst others spend much of the year here. Some bought a holiday home and others bought as an investment – renting out their properties to other golfing enthusiasts.

This led to the development of urbanisations around the popular courses but years of mass building created over-developed and heavily populated areas along the Costas.

Self contained complexes with all facilities

As the coastal courses became heavily built-up, developers looked for new opportunities, and began building golf-complexes – self contained gated complexes with professionally designed courses and all facilities on site. They also saw the opportunity to develop inland, in un-crowded and unspoilt areas. And prospective property owners are also seeing these opportunities and are now looking here to buy.

Unlike the coast, building on a large scale is prohibited in country areas because of the different categorisation of land. In the coastal regions land is classed as "urban" which lets developers build huge complexes with high rise apartment blocks and little green areas.

In rural areas, most of the land is classed as "rural" which restricts large scale building. Where developments are permitted, the number of projects are restricted, the height of apartment blocks are limited and a huge proportion of the development must be designated to green areas.
